Greetings from The Glen at Bent Brook HOA Board

This will be a great resource to allow you to find answers to some frequently asked questions.
ARC Request – An online Architectural Review Committee (ARC) request link has been created for all exterior changes to your homes. Information needed will be a contact name, contact phone number and description of the change being requested. If the ARC needs additional information, they will contact you with questions. Please note, there is not a regular meeting time for the ARC, and work cannot start until the application is approved. Most requests are approved within one week.
Common Area Use Request – A separate online link is available for events held in our two larger common areas located at Shinnecock and Oakmont only. Information requested will be a contact person (Bent Brook resident will be the responsible party), date of use, approximately how many people attending and approximately how many cars will be parked on the street. HOA needs to be aware of larger events in case of damage, etc. There will be a $100.00 deposit. If the area has damage and/or trash left after the event, the cost of clean up could be more or less than the deposit. If the area is left in good condition, your full deposit will be refunded. If the area has not been cleaned or there is damage the deposit will be reduced by the cost to return to original condition. Reserving either of these two common areas is restricted to Bent Brook residents only. Your event should last no later than 7:00pm. DST, and 5:00. CST.
Paint List – The current approved paint list and door stain list will be posted. As of this letter, all paint colors can still be mixed. Paint chips are not needed when using colors from the approved paint list.
Newsletter – The Quarterly Newsletter will be posted on the website beginning in March. If you do not have access to the internet, please let us know and we will arrange to have it delivered to your door quarterly.
Covenants – is posted in its entirety. Most questions to the HOA Board can be found in the Covenants. If you do not have one, you can find one on this website. A printed copy can be provided to you if needed.
Frequent Violations / Issues List (Coming Soon)– A section that will list the most common violations and issues in the neighborhood. These are noted violations from drive arounds or common issues that are reported. If these are reoccurring violations by the same individual, a fine could be imposed.
Communication through the website will go directly to the HOA Board. This information is private and confidential. It is not and will not be shared with any other resident in the community. As such, we ask that you refrain from obscenities, politics, tearing down of board members and all residents. These communications will not be tolerated or answered. If you have an issue that needs to be addressed such as common area damage, landscaping concerns, speeding and going the wrong way on a one-way street, violations from neighbors or any other issue that needs to be addressed.
